Towerside Innovation District
For over two years, provided development services to the Prospect North Partnership (“PNP”) an organization ofover 32 stakeholders to launch the Towerside Innovation District, 370 acres adjacent to the University of Minnesota and encompassing both cities of Minneapolis and St. Paul.
Responsible for translating the PNP vision into actionable implementation, including establishing priorities, developing integrated timelines, budgets, approval processes, negotiating agreements, seeking district-level funding, development of business case, stakeholder and technical consultant management, and building a platform for marketing and investing in the District. Accountable to launch Phase I of District scale systems to include new and enhanced green street grid, parking, energy, greenspace, stormwater and regional transportation connectors for pedestrians, bikes and cars.

Developed 7 build-to-suit suburban office buildings across the U.S. for this Fortune 100 customer using an innovative net lease structure that shared in value creation with the client. From site selection to design and development/construction to lease negotiation. Developed a platform of account and relationship management strategies to facilitate multiple developments and successful client satisfaction supporting repeat business.
Developed 4 distribution facilities across the U.S. for this Fortune 100 food giant. Site selection, design and development, lease negotiations and extensive incentives capture along with rail service agreement negotiations.
122 unit residence hall on the University of St. Thomas campus, developed with a privatized approach and tax-exempt bond financing.
I-35W Business Park - Gateway*
Responsible for all aspects of industrial park re-development project of 36 acres in first tier suburb of Roseville, Minnesota. From feasibility to acquisition and assemblage of sites, entitlements, incentives, infrastructure, marketing, development and subsequent development of industrial spec and build to suit projects.
Provided development assistance for three office buildings totaling 750,000 sf, which became a second corporate campus for one of the country’s largest companies. Worked with several government agencies, obtained grants and entitlements, managed the development proforma, and worked through to lease and eventual sale of the buildings.
The Bridges at Arbor Lakes*
Responsible for development coordination and unit sales of phased condominium project of 200-plus high-end residential units. Worked with development partners, legal, finance, construction and multiple vendor teams to design, build and sell units through to the eventual transfer to the Home Owners Association, while managing budget, timeframe and buyer satisfaction.
Arbor Lakes Main Street North*
Negotiated approximately 25,000 sf of office leases with local brokers, on behalf of the owner. Worked with a national credit tenant to secure an urgent five-year lease. Successfully customized space for a dental tenant, and oversaw the relocation of existing tenant to accommodate a new tenant, creating a win-win result.
Responsible for the oversight of leased, corporate-owned advisor offices across the western and southeast regions of the US. Oversaw transactions, projects and facility management. Acted as a liaison to regional and site business leaders for their real estate requirements, working through P&L requirements for real estate costs. Partnered with our outsource provider to ensure our business goals/requirements were met.
Global Account, Johnson Controls Global Workplace Solutions*
While based in London, U.K., led the $350M outsourced facilities management account for the Shell Oil Retail portfolio in 32 countries. Managed a diverse global team of 600 employees and accountable for business strategy, P & L management, account growth and client satisfaction. During leadership tenure:
- Increased year-on-year scorecard KPI performance and delivered historical best year of performance.
- Significantly exceeded customer savings targets year-on-year.
- Created five-year strategic plan with following year development into a Joint Road Map, aligning customer and Johnson Controls mutual objectives.
- Led account growth by expansion into new global regions (Middle East and Europe) and through incremental scope growth.
- Led efforts to develop a new building management system anticipated to revolutionize future maintenance management and provide a platform for continuing innovation.
- Received prestigious Downstream Award for generating significant client cost savings.
- Awarded Johnson Controls Merit Award for Customer Satisfaction.
National Portfolio, Johnson Controls Globalworkplace Solutions*
Led the America’s National Accounts business with P & L responsibility ($200M) for a portfolio consisting of over 55 real estate and facilities management customer accounts including the national healthcare market sector with goals of driving cost reduction, reducing customer risk and improving real estate portfolios.
